BOUNDLESS BACKYARD
Each residence is situated on its own 3 to 6-acre lot, selected by the buyer. Over 40 acres of stunning woodlands will remain as an untouched nature preserve, accessible via a network of hiking trails to waterfalls, streams, ponds and viewing deck. The surrounding area features thousands of acres of Forever Wild forest land, anchored by the vibrant village communities of Livingston Manor, Callicoon, Narrowsburg and Roscoe.

City as Living Laboratory (CALL) is a New York-based 501(c)(3) non-profit organization that seeks to utilize art and artists to engage communities in making our cities more livable, sustainable, and connected. As part of their annual benefit event, CALL is auctioning off a number of incredible experiences, including two nights at The Catskill Project. You will stay in the project's model home, The Balsam. This 3-bedroom, 2.5 bath state of the art Passive House is designed to the highest level of energy performance, operating at net-zero energy on an annual basis, incorporating renewable solar, and fossil-fuel free. Interiors have been expertly curated with sustainability and regenerative lifecycles in mind, featuring site-salvaged finished wood flooring, ceilings, and wall paneling. Enjoy top of the line appliances, 2 large outdoor decks and private access to a 45+ acres nature reserve with an integrated trail system to 7 dramatic natural waterfalls.
Potential dates of stay: tentatively May 21-22, June 11-12, September 17-18, October 22-23, to be confirmed once bid has been won. Check in time is 3pm, and check out time is 11am. Stays during the week can also be accommodated. Experience is for up to six people.
