We meticulously research and track the emissions of all our building materials to accurately estimate the carbon footprint of our construction. We source materials locally whenever possible —sometimes from the project site itself, employing a holistic, bottom-up approach to carbon neutrality.

Forests are our greatest ally in the fight against climate change. We believe in minimal clearing and respectful reuse. The 45-acre conservation area surrounding our property guarantees a carbon sink that will more than offset the project’s lifetime carbon emissions.

House design

Passive House design paves the way to increased durability, optimal thermal comfort, superior indoor air quality, and reduced allergens and pollutants—it’s our first step in delivering you a healthy, low-maintenance home that's built to last. Triple-glazed windows, super-insulation, a continuous air barrier, and zero thermal bridges allow for a 75-90% reduction in annual energy requirements.

With annual energy demand reduced 75-90% through building envelope design alone, coupled with all-electric appliances and equipment, our homes will be 100% solar-powered from either on-site or grid energy.  We offer facade, roof, and ground-mounted photovoltaic systems, as well as back-up battery storage, to help bring your home to net-zero in whichever way you see fit.
A code-compliant house is allowed to lose 3 times its air volume every hour through leaks in the walls and roof; our homes meet or exceed the Passive House maximum of .6 times per hour – that’s about a 400% improvement. The continuous air barrier wrapping each home ensures that loss of expensive heated and conditioned air through the building shell is at an absolute minimum.
The energy recovery ventilator (ERV) is your home’s source of constant, filtered, fresh air. With an ERV, one-third of the house’s air is replaced every hour, its temperature and humidity transferred to the incoming fresh air with 86% efficiency. This transfer not only improves indoor air quality, but minimizes energy loss by passing the energy from already conditioned indoor air to incoming fresh air before it is exhausted. Say goodbye to allergens, pollutants, and stale air, and hello to lower energy bills. 
Thermal bridges occur when insulation at the building envelope is interrupted, allowing heat to do what it does best in typical construction: move freely in and out of the building. Luckily, nothing about this house is typical. We’ve designed thermal bridges out, enabling our homes to operate at peak efficiency.
By orienting the house properly and incorporating passive shading mechanisms, like overhangs, louvers and foliage cover, we are able to optimize solar gain when we need it most (winter) and minimize it when we don’t (summer).
Glazing is the biggest cause of heat loss in a building , which is why we’ve chosen to use some of the highest quality windows on the market. A typical window has an insulation value of just R-1, where ours rate R-7—triple-glazed, airtight, and Passive House-ready.
Having an airtight envelope and high-tech ventilation system doesn’t mean you can’t enjoy the simple pleasure of an open window.  Our ERV serves to provide a balanced, comfortable, and healthy indoor air environment whether the windows are open or closed--so you can feel free to enjoy that pristine Catskills air whenever you please.
